When you find the perfect home for you and your family, buying it can be both exciting and overwhelming.

It is easy to become submerged in the amount of information you receive when house-hunting, especially if you have already fallen in love with your new potential home.

  1. Foundational and structural defects

The most important part of the house, and arguably the costliest to repair is the foundation. When inspecting a home for sale, look for large cracks in the walls, as this could be a sign of some significant structural problems with the foundation. Also, make sure to thoroughly investigate door frames; if door frames don't appear to be square or if doors have difficulty closing, it could be a sign of fundamental structural damage.

  1. Poor drainage/grading

The most common cause of water problems in a house is poor drainage or grading. Spotting this kind of damage may be difficult. As obvious signs, pools of water or a sagging bathroom floor can easily be blamed on leaking shower or basin drains.

  1. Look out for hidden costs

Before you buy a home, find out about the various fees involved. Transfer fees, conveyancing fees, deposits for lights and water are all standard charges. Do your research, ask questions and ensure that you have enough money on hand to pay for these additional costs.

  1. Find a home that fulfils all of your needs

Before you start looking for a home, decide where you want to live. Once you've taken into account the schools your children would attend, as well as how long it would take you to drive to and from work each day, you may find that a different neighbourhood is more suitable.

Finally, keep in mind that you live in your home. It's the place where you will spend a lot of time and where you will raise your family. Before buying a home, make sure it is big enough for you and your family. Don't buy a home that is too small with the idea that you will make it work.

The bottom line: when it comes to house hunting, take your time and don't let anyone pressure you into making a decision when you are still unsure of any aspect of the home. Remember, this is probably the biggest financial investment that you will make in your lifetime, so make sure that you choose the right home for you before you submit an offer.
